The Danville Planning Commission on Tuesday will consider a proposal to expand the second floor of a downtown building at the northeast corner of Hartz and Linda Mesa avenues.

John DeVincenzi, who owns the two-story commercial building at 190 Hartz Ave. with Chicago Title on the front corner, wants permission to construct a new 1,905-square-foot addition in the back of the building to create more second-floor space to lease.

The proposed addition would be cantilevered over the property’s parking lot, with the new second-floor room above parking spaces below at the ground level, similar to the portion of the building above the property’s East Linda Mesa Avenue driveway, town assistant planner Zoe Merideth said in a staff report to the commission.

Merideth said the project came about after the property recently executed a lot-line adjustment with its neighbor to the east — the lot to be developed by the town for public parking. The adjustment created space for the proposed addition and allowed for the reconfiguration of the site’s parking lot, which will add three new parking spots to bring the total to 24.

The proposed addition would use the same architectural style, colors and materials as the existing building, according to Merideth. The building would change from an “L” shape to a rectangular “C” shape — from the second-floor perspective — and the addition would stand just under 31-1/2 feet tall, below the town’s 35-foot height limit.

The Planning Commission meeting is scheduled to start at 7:30 p.m. Tuesday inside the Town Meeting Hall at 201 Front St. in downtown Danville.

In other business

* The commissioners will debate a zoning text amendment to revise the second-dwelling units section of the Danville Municipal Code to comply with recent state legislation designed to make it easier for property owners to build the extra units — also known as granny units or in-law units.

“These new state regulations are intended to address the shortage of affordable units in California by streamlining the approach applied by local jurisdictions,” associate planner Crystal De Castro wrote in her staff report.

* The commission will consider land-use permit and development plan requests allowing for modifications to six existing antennas on an AT&T wireless telecommunications facility at 2498 Tassajara Lane as well as authorizing the installation of three new antennas there. Just off Camino Tassajara, the site is located within the town-identified major ridgeline area.

The cell tower project is listed on the commission’s consent agenda, a collection of items deemed routine and voted upon all at once without discussion unless pulled for separate consideration by a commissioner, staff member or citizen.

  1. Will there be additional parking? As we all know there’s a parking shortage in downtown Danville. if more office space is approved?
    More parking is needed.

  2. The staff report says the proposed resolution will be a few more spots added, and a fee paid for the additional needed spots under the “parking in lieu” fee the Town uses to pay for additional parking (like the Rose street lot and Gagen McCoy building) that the Town adds.

  3. He would like to pay into the town’s parking in lieu fee. The fee has not changed for 30 years.The cost of real estate has gone up 300% to 400%, the town is letting the developers get over on the residents. No cost for paving, lighting, insurance, property taxes on extra land for parking. Great Deal for developers.
