Zephyr Grill & Bar in downtown Livermore was recently put on the market as its proprietors aim to condense their business portfolio, restaurant representatives confirmed.
The longstanding eatery on First Street — known for serving steak, seafood and pasta dishes — has operated under owners Lynn Tei and Randy Tei for 21 years, Zephyr operations manager Jose Ferreira told Livermore Vine.
Zephyr navigated a months-long closure last year and reopened during November after a small fire reportedly in the prep kitchen in July and subsequent water damage spurred the site’s restoration.
Elsewhere in the Bay Area, the Teis’ operate a second restaurant by the same name in Brentwood, along with Smith’s Landing Seafood Grill in Antioch, according to Ferreira.
As for the Livermore site, its branding is not up for sale, but it appears that the business and its assets are available on the market, according to a listing on LoopNet, an online marketplace for commercial real estate.
“While the current concept has operated successfully for many years, the brand name will not transfer with the sale. This creates a unique opportunity for a new owner to introduce a fresh concept or expand an already successful restaurant brand into a prime downtown location,” the LoopNet listing states.
Although the listing does not identify the business by name or exact address, the photographs with the listing for the “prime Livermore restaurant opportunity” match the Zephyr building.
“They’re trying to shrink it up a little,” Ferreira said of the Teis’ restaurants.
For an asking price of $399,000, the sale includes seating, decorative lighting, built-in bar and backbar shelving, wine storage, refrigeration, kitchen infrastructure, prep areas and service equipment, according to the listing. It cites gross revenue of more than $2.8 million for the restaurant, and says rent at the unit is $14,300 per month.
Considered a “turn-key” facility, the deal would allow “a new operator to launch quickly without the time and cost of building from scratch”, according to the listing.
As of this week, it remains business as usual at Zephyr in Livermore.
