The Danville Planning Commission is set Tuesday to debate the proposed reimagining of the Community Presbyterian Church property with 68 new homes and expanded church facilities blocks from downtown.
The development plan from CPC Danville and People Meeting Christ Foundation would result in a major redevelopment and subdivision of the 12 acres at 222 W. El Pintado and much of the area to the west along Ilo and Charles lanes. Town staff recommend approval of the project as presented, according to chief of planning David Crompton.
For the residential additions, the proposal calls for building 49 townhouse units along with 19 attached accessory-dwelling units, with the 68 new homes segmented onto a 2.93-acre portion of the property. Four of the ADUs would be deed-resistricted for very-low-income family households, Crompton said.
Proposed church facility upgrades on the remaining 9-plus acres include a new 26,866-square-foot youth and ministry building, a new 1,035-square-foot outdoor pavilion, expanding the existing main sanctuary and lobby by about 2,500 square feet with 225 more seats, a soccer field and basketball courts.

Although the renovations would include buildings atop some existing parking lot space, Crompton noted that church parking would ultimately be increased by 206 spots – primarily by demolishing current residences along Ilo Lane.
For the new residents, the project calls for each townhouse to have a two-car garage and 19 guest parking spaces.
The commission would have to sign off on the developers removing 269 trees from the property, including 47 larger trees listed as protected under town ordinance. The applicants propose planting 273 box trees at a total of 1,092 inches of cumulative trunk diameter to mitigate the 833 inches in trunk diameter of the town-protected trees slated for removal, according to Crompton.
The public hearing is scheduled for the commission’s regular meeting, which is set to begin at 5 p.m. Tuesday (May 26) at the Town Meeting Hall at 201 Front St. Read the full agenda here.
