In the hills of eastern Dublin, a cluster of new neighborhoods was recently opened to homebuyers, officials from builder Trumark Homes announced last month.
At build-out, the Francis Ranch community is set to feature a total of 573 single-family houses and townhomes across six neighborhoods. Depending on the home, prices range from the low- to mid-$1 millions up to pricing that starts in the high $2 millions.
The community was designed to combine the region’s heritage with modern Bay Area living, Trumark Homes officials explained in a Sept. 11 statement.
“Creating the master-planned community of Francis Ranch and honoring the land’s rich ranching history has been a very inspiring and rewarding journey for our team,” said Tony Bosowski, President of Trumark Homes’ Northern California Division.
“This thoughtfully designed community is truly shaped by its surroundings, blending high-quality homes and modern features with the natural surroundings and scenic hillsides, to create an idyllic, one-of-a-kind environment for families and individuals to thrive,” he added.
Of the six neighborhoods, San Ramon-based Trumark Homes is constructing four: Marigold, Azure, Orchid and Jasmine. Meanwhile, homebuilder Taylor Morrison is in charge of constructing Primrose and Larkspur.

The Marigold neighborhood is set to feature 98 single-family detached motor court homes, ranging from approximately 2,470 to 2,629 square feet with four bedrooms, three bathrooms and a two-car garage. Prices for homes in the Marigold neighborhood start in the high-$1 millions.
Featuring 98 single-family detached homes, Azure residences will be approximately 3,650- to 3,941 square feet with four bedrooms, 5-1/2 bathrooms and a two-car garage. Azure homes are priced from the mid-$2 millions.
Orchid is set to include 101 single-family detached homes of approximately 4,398 square feet to 4,845 square feet with four to five bedrooms, five full- and one or two half-bathrooms as well as a three-car garage. Orchid homes are priced from the high-$2 millions.
Within the Jasmine neighborhood, Trumark Homes plans to build 100 two- and three-story townhomes ranging from approximately 1,921 to 2,072 square feet with three to four bedrooms, 2-1/2 to 3-1/2 bathrooms and a two-car garage. Homes are priced from the low- to mid-$1 millions.
In addition to the houses, the community will include two neighborhood parks with accessibility to a nearby trail network and city parks.

Residents will be located in the Dublin Unified School District nearby Cottonwood Creek TK-8 School, Jose Maria Amador Elementary School, Eleanor Murray Fallon Middle School and Emerald High School.
To celebrate the opening of Francis Ranch, Trumark Homes representives hosted a ribbon-cutting ceremony Aug. 13 with local officials from the city, Dublin Chamber of Commerce and community partners.
“Francis Ranch is the result of an incredible combination of teamwork, innovation, environmental stewardship, and commitment, and our team could not be prouder of how this community has come together” Bosowski said. “Welcoming homebuyers to Francis Ranch is something our team has anticipated with excitement for years, and we know it will be embraced by all who call it home.”
Homes are currently for sale in the neighborhoods of Azure, Orchid, Primrose, Larkspur and Marigold, according to the Francis Ranch website. The selling of homes in the Jasmine neighborhood is expected to kick off this fall. Touring of model homes is also available in most of the neighborhoods.
