Public meetings are set to kick off Tuesday on a proposed housing project that would take the place of the sprawling tennis facilities and landscaping at ClubSport with 82 townhome units and seven ADUs.

The San Ramon Planning Commission is set to hold the first public hearing on the proposed project at its next regular meeting, with developers from Toll Brothers having submitted application materials last week.

The preliminary housing development application for the 9.48-acre site at 500 Bollinger Canyon Lane was first submitted in March, with development plan, major subdivision, architectural review, environmental review, and tree removal applications submitted to the city on Sept. 2, prior to the 180-day expiration period for the approved preliminary housing development application.

Of the 89 housing units proposed for the project, five units would be designated for very low-income households, one would be for a low-income household, and six would be for moderate-income households. Based on that BMR rate of approximately 15%, the applicant is seeking waivers under the state’s density bonus law. 

A completeness review process is currently underway to determine the project’s eligibility for state density bonus waivers, with other application materials still being reviewed by the city and not yet deemed complete.

“This Study Session provides the Applicant the opportunity to share their project vision with the Planning Commission and public early in the review process,” associate planner Ryan Driscoll wrote in a staff report. 

“Likewise, this is an opportunity for the Commission to solicit public comment and to provide initial comments on the Project with the understanding that the Project applications have not been deemed complete for formal processing and may still be amended to address application requirements and review comments,” he continued.

The upcoming discussion is set to be informational only, with no vote set for the Planning Commission. City staff are set to continue reviewing application materials and determine whether they are completed by Oct. 2.
