Sutter Health recently acquired 300,597 square feet of office space in Pleasanton that the health care company said will be used for a large lab space.

“As part of our ongoing commitment to improving patient care, Sutter continually evaluates opportunities to enhance our services within the communities in which we serve,” a Sutter spokesperson told Pleasanton Weekly.

An Alameda County Assessor’s Office employee confirmed that Sutter Health acquired the property on Jan. 6 and that it was sold for roughly $49.5 million. The spokesperson for the assessor’s office said the price is a rough estimate based on preliminary tax documents.

The property was formerly known as the Britannia Business Center, which was located at 4125, 4155, 4255 and 4385 Hopyard Road in the Hacienda Business Park. Hacienda General Manager James Paxson said he was not able to comment on the ownership change quite yet.

Now-deleted webpages and real estate information show that Menlo Park-based Tarlton Properties and Chicago-based Harrison Street previously owned the property.

Pleasanton Labs and ADP, a payroll service company, were among the many tenants of the office buildings prior to the Sutter Health acquisition, according to real estate listing information. During his 2025 State of the City address, Pleasanton Mayor Jack Balch said he was excited to see Tarlton Properties investing in the Pleasanton Labs.

The county assessor’s office also said that while initial conveyance documents show Sutter Health is the new owner of the property as of last week, the property is still showing as pending in the assessor’s office system due to a backlog of work and it won’t likely get processed until three to five months.

According to the assessor’s office website, the property has a land value of just over $36 million and an improvement value of just under $46.7 million.
