The San Ramon Planning Commission is set to hold public hearings and consider approving next steps for two new housing projects being eyed for the Bishop Ranch neighborhood.
Resolutions that would approve the project application for the Annabel project at Bishop Ranch 12, plus the conditions of approval and development agreement for the Canopy project at Bishop Ranch 8 are up for commission review and consideration this week.
Both projects are key in Sunset Development’s ongoing plans to transform the Bishop Ranch neighborhood into a centralized downtown corridor that includes new retail, dining and recreation opportunities, as well as thousands of new housing units.
The Annabel project would replace the existing office buildings at 2 Annabel Lane with 64 multi-family townhouse and condo units as well as nine ADUs.
The project comes to the planning commission for consideration following a study session over the summer during the earlier phase of the application process. It was the subject of an Architectural Board Review meeting in August, in which the board recommended it for approval.
If the project application is approved by the planning commission, the next step for developers would be to file a notice of exemption with the county and pursue site development permits.
The Canopy project at 3000 to 5000 Executive Parkway would also see the demolition of existing office space, replaced by a total of 416 new housing units – 255 single family homes, and 161 multi-family units.
The multi-family units would be housed within a five-story building, and all – with the exception of one site manager unit – would be deed-restricted for lower-income households.
Like the Annabel project, the Canopy project was also the subject of a study session by the Planning Commission over the summer, and an Architectural Review Board meeting in August. Applications for the project were deemed complete by the city on Oct. 15.
On the table for commissioners this week is a development agreement for the project that aims to address both the affordable housing requirements for the project and for the overall CityWalk plan that was developed between Sunset and the city and approved in 2020.
The lower-income portion of the project is set to be developed by Eden Housing, with Sunset Development dedicating its interest in the site to the affordable housing purveyor in exchange for its development of the affordable housing units allocated under the CityWalk plan.
