The San Ramon Planning Commission is scheduled for talks on two different housing projects planned for Bishop Ranch.

On the table for the commission’s Tuesday meeting are analyses and public feedback on the proposed Annabel project at Bishop Ranch 12 and Canopy project at Bishop Ranch 8, which would bring hundreds of new homes to the area in addition to those already developed in recent years or currently under construction.

The proposed Canopy project at 3000 to 5000 Executive Parkway would consist of a total of 412 new homes near the 404-unit City Village project – 255 single-family homes and 157 multi-family rental homes that would be within a five-story building that would sit at the corner of Executive Parkway and Bishop Drive. 

The proposed Annabel project at 2 Annabel Lane near 24-Hour Fitness would consist of 64 multi-family homes and nine ADUs in place of the existing office building at the site, which would be demolished.

Both projects are still in the application phase, with paperwork for neither having been deemed complete yet. Applicants are seeking feedback from the commission and the public at the upcoming study sessions, with no votes on the applications set at that time.

The two proposed projects both fall into the Downtown Mixed-Use North zoning district, which was the subject of a General Plan amendment approved by the City Council last month. At the request of Sunset Development, who own the land in which both projects would be located, the council adopted an amendment reducing the minimum allowable floor area ratio (FAR) from 1.25 to 0.5. The change means that both projects – with FAR’s in the 0.8s – are in line with city standards at the current stage.

While Sunset owns the property, the project applicants are two different developers – Alexander Properties LLC for the Canopy project, and Clancy Investment LLC (care of Sunset) for the Annabel project.
