Two new companies are expanding their office operations to San Ramon’s Bishop Ranch this month, with Sunset Development announcing its first two tenants for its new turnkey office spaces last week.

Mattress and furniture company Zinus – one of the early companies to popularize the “mattress in a box” concept – is taking over a 13,000-square-foot space at the former Chevron Park site at 6001 Bollinger Canyon Road amid its transition to the mixed-use Orchards neighborhood envisioned by Sunset. 

Meanwhile, analysis Platform Anaplan is now in a lease for a 10,000-square-foot space at Bishop Ranch 3 as part of Sunset’s Sycamore neighborhood.

“Selecting a Turnkey Office at Bishop Ranch was a strategic decision rooted in both efficiency and employee experience,” said Melinda Wetzel, VP of shared services for Anaplan in a press release from Sunset Development April 2. 

“Anaplan has recently opened offices across the globe, and this was one of the most seamless move-ins yet,” she continued. “The space delivered on our need for a high-quality, design-forward environment consistent with our global offices—without the delays or complexity of a traditional buildout. Bishop Ranch was a great option for Anaplan to expand into the East Bay, providing shorter commute times for many of our employees, and we are excited to be part of this community.”

While Zinus and Anaplan mark the first two new turnkey tenants, they are not set to be the last. Two more turnkey spaces at Bishop Ranch are currently available for move-in, with the program set to ultimately include 15 turn-key spaces.

“As return-to-office mandates continue to increase, companies are under pressure to create compelling, hybrid-friendly work environments while keeping costs and complexity in check,” Sunset President and CEO Alex Mehran Jr. said. “Traditional office buildouts can be expensive and time-consuming, but at Bishop Ranch, we eliminate that burden with move-in-ready turnkey office suites.”

The turnkey office program was introduced last year, intended to “help businesses navigate the challenges of returning to the office,” according to Sunset officials. The suites are set to range from 3,000 to 10,000 square feet and accommodate between 10 and 50 employees each. 

The program and the overall development of Bishop Ranch marks a turn away from its days as a traditional office park that was previously home to the headquarters of high profile tenants such as Chevron and AT&T. While much of the focus in recent years has consisted of shifting previous office spaces to other purposes such as housing and retail, employers and offices continue to be part of the equation for a centralized, mixed-use downtown area aimed at fostering a “15-minute lifestyle” with workplaces, housing, retail and entertainment options all in a close vicinity.

While that overall plan benefits from leases with new employers, Mehran Jr. said that the turnkey program also seeks to benefit employers in the present day who are shifting back to in-office operations following the proliferation of remote and hybrid work with the onset of the COVID-19 pandemic.

“Businesses can focus on their growth rather than managing a lengthy design process, while employees get a high-quality, flexible workspace that fosters collaboration and engagement from day one,” Mehran Jr. said.
