Amid numerous ongoing redevelopment plans, San Ramon’s Bishop Ranch neighborhood is continuing to serve as a top destination for office space leases and in-office workers, according to a recent announcement from Sunset Development.
Sunset officials reported a 13% year-over-year increase in employees based at its vast office spaces in Bishop Ranch, marking a 60% recovery rate for in-office workers compared with 49% in Silicon Valley and 41.8% in San Francisco.
“Bishop Ranch is proving that a thriving workplace can drive economic vitality across an entire community,” said Alex Mehran Jr., president and CEO of Sunset Development Company in a Nov. 6 press release. “The strength of our return-to-office numbers reflects a dynamic environment where businesses, employees and residents all benefit.”
The data referenced by Sunset also suggests that workers are spending increased amounts of time at offices in Bishop Ranch, with average dwell times estimated at more than five hours, almost as much as pre-pandemic levels. Officials added that some neighborhoods, such as Shepherd’s Glen, have exceeded their pre-pandemic averages, “signaling that employees are spending full workdays on campus.”
The COVID-19 pandemic and the widespread remote work options that ensued coincided with Sunset’s vision to redevelop Bishop Ranch into a mixed-use neighborhood, marked first by the development of City Center Bishop Ranch, then by additional new and planned housing and mixed-use projects. But rather than simply replacing existing office space, Sunset officials said that the redevelopment plans have been key to maintaining and increasing demand for office space at Bishop Ranch.
Sunset officials pointed to census data and commute maps that reflect an increase in shorter commutes in the region and “underscore the shift toward hyper-local living and working”. They noted that Bishop Ranch is the only place in the Bay Area where walking to work has increased by double digits since 2019, and that commutes of less than 10 minutes have increased by 28.2%.
“Census data and commute maps show employees are settling closer to Bishop Ranch, with a pronounced shift toward one- to seven-mile travel distances,” Sunset officials said.
“Housing growth at Bishop Ranch is bolstering these trends,” they continued.
A total of 1,500 new homes are “in the near-term pipeline” for the neighborhood according to Sunset, with 400 units built since last year and a total of 8,000 homes planned in the overall redevelopment vision.
“San Ramon, often dismissed as a bedroom community, is reshaping its identity,” Sunset officials said. “Recently ranked No. 1 in Quality of Life in California, the city’s transformation — anchored by Bishop Ranch — illustrates the suburban model of the future: walkable, amenity-rich, and a place where return-to-office isn’t just mandated, but embraced.”
