The San Ramon Planning Commission will hold a study session this week on a proposal to replace two Crow Canyon Road office buildings with 222 units of housing.
The Plaza San Ramon project at 2000-2010 Crow Canyon Place would consist of 117 single-family detached condos with up to 68 optional junior accessory dwelling units; three live-work single-family detached condos; and 102 multifamily rental units in a 100% affordable building.
“Due to the natural lifecycle of office buildings and the weakness in underlying office market demand, Crow Canyon Place (the “Project”) proposes a redevelopment of the site to a walkable neighborhood,” Sunset Development officials wrote in the project description.
The five-story affordable rental building proposed by BRIDGE Housing would span about 1.2 acres of the 12-acre site. While details have not been finalized, the rent would not exceed 60% of the area median income, according to developers.
The proposed affordable housing would make the project eligible for the state’s density bonus, under which Sunset Development is seeking a number of waivers and concessions, most of which have to do with the city’s objective design standards. For instance, the developer has requested the city waive rules requiring independent exterior entrances and window treatments for ground floor units, saying those requirements would make the project “financially infeasible.”
The developer is also seeking waivers for the city’s 10-foot setback and minimum floor-area ratio requirements for non-retail buildings. Both requirements would “physically preclude” the project, the developer said.
The San Ramon Planning Commission is set to meet at 6 p.m. Tuesday (Nov. 3). The agenda is available here.

*The commission is set to review an appeal from Brian Swanson over the previously approved Club Studio project, which would convert existing retail space at Crow Canyon Commons into a 33,000-square-foot fitness space.
