The San Ramon City Council is set to consider voting to approve a proposed amendment to zoning requirements in the city’s central core, a move sought by Sunset Development Company to accommodate redevelopment plans for the area.
Sunset officials are requesting that the minimum floor area ratio in the Downtown Mixed Use North (DMU-N) zone be reduced, which was designated for mixed-use development by the city in 2023 to align with goals for Sunset and city officials to develop a central downtown district in the growing city.
The current zoning requirements for the area include a minimum floor area ratio of 1.25. WIth the proposed amendment, Sunset officials are seeking to see that reduced to 0.5.
The proposed amendment has been the subject of discussion at multiple meetings in recent months, including a joint meeting with the Planning Commission and City Council on Feb. 11, Planning Commission meetings on March 5 and March 18, and council meetings on April 8 and April 22.
While subject to scrutiny from both bodies, the proposed amendment has been met with minimal controversy over the course of previous discussions with the exception of outspoken criticism from former mayoral candidate Chirag Kathrani.
According to Sunset officials, the existing floor area ratio minimum stands in the way of redevelopment plans for the 205 acres of property the company owns in Bishop Ranch that falls under the DMU-N zone.
Major projects currently set for that zone include a greenway, a 195-unit residential project at Bishop Ranch 11, and the 100% affordable, 200-unit Eden Housing project.
